What are the Documents used by The Physical Planning Division?
The authority is guided by the Physical Planning Act of 2002 (PDF, 229 KB), and uses the OECS Building Code and Minimum Property Standards. The authority will also refer to the Building Guidelines (for building under 3,000 square feet in gross area) and the Design Guidelines for Sustainable Tourism Development. How do I apply For Physical Planning Permission?

How do I provide Proof of Ownership?
In order to be considered for Physical Planning Approval, you must show that you own the property related to an application. For details see Proof of Ownership. -
Can I Apply to Build on Property that is Not in My Name?
All applications require a proof of ownership or permission from the Land owner. The application must contain a signed and notarized letter from the owner of the land, along with all other necessary documents needed to provide Proof of Ownership. -
How Long will the Physical Planning Review Process take?
According to the Physical Planning Act 5, Section 26. (2), within 120 days of receipt of the application for development, the Chief Physical Planner shall notify the applicant in writing of the determination of the application. However, an application for development with everything in order will usually take about 6 weeks to process, see Application Process.

Why is My Plan Taking So Long?
There are a number of factors that would affect the length of time taken to process an Application. See Application Process.

What is meant by 'Approve pending...'?
This means that after the review process, your plans have been approved pending necessary amendments or corrections that must be re-submitted to Physical Planning Division to be reviewed by the relevant Development Control Officer (DCO). Once he deems this satisfactory you will receive your approval letter.

When My Plans Are 'Deferred' What Does This Mean?
This means that there additions or changes that must be made to your application that are necessary for the committee to properly review. Once this is done your plans must be re-submitted to the Physical Planning Division to be reviewed as a re-submission at the next committee meeting. After this you will receive a notice from the Physical Planning Division regarding their verdict.

How Long is Physical Planning Approval Valid For?
Approved Applications are given three years to begin construction. After this time has expired and you will have to apply for an extension of time which will give an additional year.

I received Approval Years Ago but Never Built, Can I use the same Plans?
You can use the same plan as long as it meets the updated Building Code and any other requirements set for the by the Physical Planning Division. It is always best to consult with one of the Development Control Officers.

If My Plan is Approved, Can I change from one site to another?
Physical Planning Permission considers the building and the property it is to be built on. To change the property is called 're-siting' and you must consult with an officer at the Physical Planning Division regarding the best steps to take.

If I make Changes to My Plans after Getting Approval, Do I need to Re-apply?
Yes. Physical Planning Permission is granted based on the plans that are submitted. If you construct a building that was not approved you are in breach of Planning approval. It is always best to Consult with a Physical Planning Officer to evaluate the situation and advise for best course of action.

What are the Minimum Lot Sizes For Residential Buildings?
The Physical Planning Division recommends this to be 5,000 sq. ft., however Government lands and related housing lots sometimes go as low as 4,000 sq. ft. and 3,000 sq. ft. For further information see Lot Sizes under the Planning and Building Guide.
